Four jobs. No manual work.

1

Sends the invoices

Each contract makes its invoice on the correct day. If the lease starts in the middle of a month, the invoice is for those days only. The tenant gets it by email and Telegram.

2

Reads the bank statement

The Mulk reads the statement each night. It finds the client for each payment and pays the oldest invoice first. If it cannot find the client, it shows the payment to you.

3

Divides the utility bills

You enter the meter readings and the bills of the building. The Mulk makes one invoice for each tenant, by area and by days. The tenant sees the calculation on the sheet.

4

Sends the e-invoices

Each invoice goes to Didox as an e-invoice. You sign it with E-IMZO in the browser. The act of reconciliation is ready in one click.

One record. Three people use it.

The owner

The balance of each building, on the phone. What came in, who owes, what it cost. You do not need to ask anyone.

The director

Who pays late. Which unit is empty. How the costs compare with the budget. The numbers are from this morning.

The chief accountant

The invoices, the bank and Didox are done before the day starts. The act of reconciliation for any client is one click.

Ready in one month.

1

Enter the buildings

You enter the buildings and the units. That is all. The contracts come from Didox or as PDF files.

2

Connect the bank and Didox

One login for each. The Mulk reads the old statements and e-invoices itself, from the date you choose.

3

We train your team

Your accountant learns the panel on your own data. The first invoices go out in the same month.

There is nothing to install. The Mulk works in the browser and on the phone.

Today the accounts. Next, the whole building.

The Mulk grows into one system for everything a building needs. These parts are in development or planned.

In development

Apps for tenants and staff

The tenant sees invoices and sends requests from the phone. The technician gets the job with the floor and the room.

In development

IoT and meters

Sensors and meters send their readings to The Mulk. The utility invoices use them. Nobody types a reading.

In development

Service requests

A request from a tenant becomes a job. The manager sees who does it and when it is done.

In development

HR and payroll

Employees, salaries and the HR budget in the same system as the building.

Planned

Procurement

Purchases for the building: suppliers, orders and their costs in one place.

Planned

Cameras and access

Video and access control on the plan of the building.

Your data stays yours.

Encrypted storage

Personal data and passwords are stored encrypted. Only the users you approve can open them.

Two-step sign-in

Administrators and accountants sign in with a code from their phone. Each action is written to the audit log.

A copy each night

The Mulk makes an encrypted copy each night and keeps it for eight weeks. Each week it tests that the copy restores.

Read-only bank access

The Mulk reads your statements. It cannot send a payment. The bank connection permits reading only.

Questions people ask

What is The Mulk?
The Mulk is software for the accounts of commercial buildings: business centres, shopping centres, warehouses. It invoices the tenants, reads the bank statement, divides the utilities and sends the e-invoices to Didox.
Who is it for?
Owners and management companies of commercial buildings in Uzbekistan: the owner, the director and the chief accountant.
Which buildings is it for?
Business centres, shopping centres and malls, office buildings, warehouses and mixed-use complexes. Any building that lets space to tenants: the rent, the utilities and the documents are the same job everywhere.
Does it work with Didox and E-IMZO?
Yes. Each invoice becomes an e-invoice in Didox. The accountant signs it with E-IMZO in the browser. The Mulk also reads the contracts and e-invoices the company sent before.
Which banks does it read?
The Mulk connects to your bank. Several banks in Uzbekistan are connected already, and we connect yours as part of the start. A statement file from any bank can be uploaded as well.
How are utilities divided between tenants?
Each unit’s meter readings are priced at the supplier’s tariff. The common amount is divided by area and by days. The tenant gets the calculation on the sheet.
How long does it take to start?
Usually one month. You enter the buildings and units, connect the bank and Didox, and we train your team.
Where is the data kept, and who can read it?
On The Mulk’s servers, encrypted at rest, with two-step sign-in, nightly encrypted backups and a weekly restore test. Only the users your company approves can read it.
How much does it cost?
The price depends on the buildings and the units. Ask for a demo and we send an offer within one working day.
Which property management software works in Uzbekistan?
The Mulk is built for Uzbekistan: e-invoices in Didox, signing with E-IMZO, the local banks and the tax rules. It serves business centres, shopping centres, offices and warehouses.
